Smashbox Cosmetics Co-Founder Cuts $9 Million From Los Angeles Wellness Estate, Now Asking $39.5 Million

The sprawling Los Angeles estate built for Smashbox Cosmetics co-founder Dean Factor and his wife, producer Shannon Factor, has received a significant price reduction, with the Sullivan Canyon property now listed for $39.5 million.

The couple originally brought the estate to market in May for $48.5 million, but reduced the asking price by $9 million on Wednesday in an effort to generate renewed interest in the luxury property.

Set across approximately 9 acres, the traditional-style mansion was completed in 2018 and spans roughly 16,900 square feet. The residence includes eight bedrooms, 12 bathrooms, extensive wellness amenities, entertainment spaces, and expansive grounds designed to create the atmosphere of a private retreat within Los Angeles.

The property was built for Dean Factor, who co-founded Smashbox Cosmetics with his brother, Davis Factor, and his wife, Shannon Factor.

Tracy Tutor of Compass, who shares the listing with colleague Chris Cortazzo, said the price adjustment was a deliberate effort to reposition the property in the current market.

“We made a strategic decision to reposition the property for today’s market and create fresh momentum,” Tutor said.

Even after the $9 million reduction, the estate is priced at nearly five times the $8 million the Factors paid for the underlying property in December 2011, according to PropertyShark records.

A Sullivan Canyon Estate Inspired by San Ysidro Ranch

The Los Angeles mansion occupies a secluded setting in Sullivan Canyon, where the nine-acre grounds provide an unusual amount of privacy and open space for a property within the city.

The architectural concept was inspired largely by San Ysidro Ranch, the celebrated Santa Barbara retreat where President John F. Kennedy and Jacqueline Kennedy honeymooned. Shannon Factor previously told The Wall Street Journal that the historic resort influenced the design of the home.

That inspiration is reflected in the property’s traditional architecture and emphasis on creating a residential environment that feels more like a secluded resort than a conventional Los Angeles mansion.

Inside, the 16,900-square-foot residence offers eight bedrooms, including two primary suites, along with 12 bathrooms. The scale of the home allows the living spaces to be complemented by an unusually broad collection of wellness, entertainment, and lifestyle amenities.

The interior design also places considerable emphasis on health and environmental comfort.

The house was engineered for low electromagnetic-field exposure and incorporates zero-VOC materials, including paints, stains, and sealants designed to emit little to no harmful chemical gases. Swiss medical-grade air filtration is installed throughout the residence.

Together, these systems reflect the property’s broader focus on wellness, which extends well beyond the architecture itself.

A Mansion Built Around Wellness

The estate’s wellness amenities include a dedicated gym, massage and yoga room, infrared sauna, and swimming pool equipped with enhanced ozone purification.

Rather than treating wellness as a secondary feature, the residence integrates these amenities into the overall design of the property.

The home also includes multiple offices, creating flexibility for owners who work from the estate, while a private theater provides a dedicated entertainment space.

A 3,000-bottle wine cellar adds another layer of luxury, and an elevator connects the home’s various levels. Seven fireplaces further contribute to the traditional character and create multiple gathering areas throughout the residence.

The combination of wellness facilities and conventional luxury amenities makes the property particularly distinctive among large Los Angeles estates.

For a buyer seeking a private compound where health, entertaining, work, and recreation can all take place without leaving the property, the residence offers an unusually comprehensive setup.

Nine Acres of Private Grounds

Outside the main residence, the estate expands into a private landscape designed for both recreation and relaxation.

The grounds include a swimming pool, sports court, pond, and private network of trails that winds through the nine-acre property. A bee aviary and two greenhouses add an agricultural component, while gardeners’ quarters provide dedicated accommodation for property staff.

There is also a detached writer’s studio, offering a quiet workspace separate from the main residence.

Parking is another significant feature, with space for as many as 40 vehicles. For an estate of this scale, the extensive parking capacity provides considerable flexibility for large gatherings and events without overwhelming the residential areas.

The combination of mature landscaping, private trails, recreational amenities, and multiple auxiliary structures gives the property the feel of a self-contained compound.

A $39.5 Million Repositioning

The latest price reduction puts the Sullivan Canyon estate at $39.5 million, $9 million below its original $48.5 million asking price.

For Dean and Shannon Factor, the adjustment represents a substantial repositioning of the property as they seek a buyer in the competitive Los Angeles luxury market.

The home’s history adds another layer to its appeal. Built specifically for a prominent beauty-industry entrepreneur and his producer wife, the estate was conceived from the beginning as a highly customized residence rather than a conventional spec home.

Its nine-acre setting, 16,900 square feet of living space, extensive wellness infrastructure, and resort-inspired architecture make it a rare offering even in the upper tier of the Los Angeles market.

At $39.5 million, the property remains a major luxury listing, but the $9 million reduction gives prospective buyers a considerably different entry point than the original spring asking price.

For someone looking for a Los Angeles estate that combines privacy, architectural character, wellness-focused systems, and resort-level amenities, the Factor residence offers an exceptionally expansive package in Sullivan Canyon.
