The adjustment follows the sale of approximately 32 acres—nearly half of the original 68-acre holding—which traded in mid-December for $4.7 million. Roughly 36 acres remain available, including half of the spring- and creek-fed lake and all of the estate’s residential structures.

Why the Family Chose Preservation Over Development

The property had been offered intermittently since late 2023 with an initial asking price of $12 million for the full acreage. While interest was consistent, most inquiries came from developers hoping to subdivide the land into smaller residential lots—a direction the Rossington family firmly declined.

“The Rossingtons always viewed this property as a sanctuary rather than a development opportunity,” listing agent Cynthia Chandlee of Atlanta Fine Homes Sotheby’s International Realty told californialuxuryhouses. “They felt a responsibility to protect the land and the trees, and that ultimately shaped every decision they made about selling.”

Instead, the family opted to sell a portion of the land to a private buyer who plans to build a single residence, preserving the estate’s low-density character and natural setting.

How the Estate Came Together Over Nearly Three Decades

Public records show that the Gary Rossington estate began taking shape in 1997, when Rossington and his wife, Dale, purchased an initial seven-acre parcel that included the main house for approximately $1 million. Over time, they acquired eight additional adjoining lots, carefully assembling one of the largest privately held residential properties in the Milton area.

Dale Rossington has since relocated to Florida. While californialuxuryhouses attempted to reach representatives for the family to learn more about their long-term vision for the estate, no response was received.

Rossington, a founding member and the longest-serving guitarist of Lynyrd Skynyrd, lived at the property until his death in 2023 at age 71. For him, the estate functioned not as a symbol of celebrity, but as a place of continuity and retreat.

A series of stone steps leads down to a pool area that was added by the Rossington family after they acquired the property.

“Nothing here was done for show,” Chandlee explained in a separate conversation with californialuxuryhouses. “Every addition was about how the family actually lived—creating spaces to gather, relax, and enjoy the land.”

A Lower Level Designed for Creativity and Connection

The lower level of the home serves as an informal entertainment space, complete with a wet bar, billiards and game areas, and an additional fireplace. It was also where Rossington kept his personal music studio—described in earlier reports as modest but meaningful—where he continued to write and play long after the band’s peak years.

Additional accommodations include a suite located above the two-car garage, connected to the main house via a screened porte cochere. A separate ranch-style residence on the property offers further flexibility, providing guest or extended-family housing that is increasingly rare in estates of this size.

Two docks extend into the water, one of them covered and equipped with two slips, while the other floats along the shoreline. “Fishing was central to Gary’s life here,” Chandlee told californialuxuryhouses. “He even had a favorite fish that he named Walter. He’d catch it, release it, and talk about it like an old friend.”

Located approximately 35 miles north of downtown Atlanta, Milton has emerged as one of the region’s most desirable luxury enclaves. The area is known for its large estates, equestrian properties, and expansive lots, while nearby Alpharetta offers access to high-end dining, boutique shopping, private schools, and business hubs.

Despite its pastoral character, Milton benefits from convenient connections to major roadways, providing relatively easy access to Atlanta’s corporate centers and international airport.
