The secluded 1.86-acre Cranberry Ranch has a recording studio, repurposed barn, glass-enclosed gym, equestrian facilities and a colorful entertainment setup
Cody Ko and his wife, influencer Kelsey Kreppel, are putting a distinctive piece of Malibu real estate back on the market, asking $7.5 million for the secluded estate known as Cranberry Ranch.
The couple purchased the property in April 2023 for $7.7 million, according to public property records. Now, roughly three years into their ownership, the 1.86-acre compound at 6332 Busch Drive is being offered for considerably less than they paid. The residence first returned to the market in January 2026 for $9.275 million before being reduced to $7.999 million in May and then to its current $7.499 million asking price in September.

The Malibu property has an unusually layered celebrity history. Before Ko and Kreppel acquired it, the estate was owned by actress Reese Witherspoon and her former husband, Jim Toth. Witherspoon sold the property in 2020, after which it reportedly operated for a period as a wedding venue before eventually changing hands again.
For readers of californialuxuryhouses, Cranberry Ranch is less interesting as a conventional celebrity listing than as an example of how Malibu real estate can combine privacy, acreage and an almost self-contained lifestyle compound.

A Malibu Ranch Hidden Behind the Trees
Built in 1950, the single-story ranch-style residence spans approximately 4,170 square feet and contains five bedrooms and four bathrooms. The house sits behind a long private driveway, with mature greenery creating a buffer between Busch Drive and the residence.
That sense of separation is one of the property’s strongest attributes. Rather than presenting itself immediately from the road, Cranberry Ranch unfolds gradually, with the driveway leading through trees before reaching the main house and its collection of detached structures.

The property is located above the Zuma Beach area, giving the estate a different character from the more familiar oceanfront Malibu compounds. Instead of maximizing a direct view of the Pacific, the grounds emphasize land, privacy and outdoor living.
The current listing, represented by Sandro Dazzan and Billy Rose of The Agency, describes the estate as offering privacy and luxury while highlighting its collection of residences, entertainment spaces, wellness amenities and equestrian facilities.

A House Designed Around Color and Character
Inside the main residence, the design is considerably more playful than the restrained architecture often associated with Malibu’s most expensive homes.
The living room occupies a corner of the house and is wrapped in windows, bringing views of the surrounding gardens into the interior. A curved purple sofa and matching lounge chairs give the space a distinctive personality, while the fireplace anchors the room.

The kitchen is another focal point. Rainbow onyx countertops run along both sides of the long kitchen, creating a dramatic natural-stone centerpiece against white cabinetry and a darker farmhouse-style sink.
At the far end, a breakfast area sits beside a broad wall of windows, keeping the room connected to the surrounding landscape.
The primary suite occupies a quieter portion of the house beneath a vaulted ceiling. Glass doors open toward the backyard, while the adjoining bathroom combines a custom green concrete double vanity with oversized round mirrors, brass-accented lighting, a clawfoot soaking tub and a separate marble shower.

From Podcast Studio to Entertainment Barn
For Ko, whose career was built largely around digital media, one of the most personal features of the property is the recording studio.
The studio sits beneath exposed beams and includes acoustic treatments, microphones, monitors, workstations and a large screen. A cork-covered section with a distinctive raspberry-colored neon light also became recognizable through Ko’s content.
But the property’s entertainment ambitions extend well beyond the main residence.

A detached barn has been repurposed as a full entertainment space, with a billiards area, multiple lounge zones, a bar and an open kitchen. Large pocket doors connect the interior to a balcony overlooking the surrounding trees.
Upstairs, a loft bedroom occupies the space beneath the barn’s sloping roofline, retaining exposed beams and wood finishes while opening toward treetop views.
The arrangement gives Cranberry Ranch the flexibility of a private guest compound without sacrificing the informal character of a Malibu ranch.

A Private Wellness and Equestrian Compound
Another detached structure has been converted into an all-glass gym overlooking the grounds. Outside, a wellness deck includes a barrel-style sauna, cold plunge and hot tub.
The property also includes horse stables, fenced paddocks and a riding area, making its acreage particularly relevant for buyers looking for something beyond a traditional Los Angeles luxury home.

There is also a chicken coop, a bocce court and horseshoe area, while multiple outdoor lounges provide settings for casual entertaining. A fire pit sits beneath the trees, and a separate dining area is arranged beneath a vine-covered pergola.
The listing further notes an Airstream guest accommodation and an integrated Control4 smart-home system with Lutron lighting and Sonos audio.
In other words, the property functions less like a conventional five-bedroom house and more like a private lifestyle campus.

A Notable Malibu Transaction History
Cranberry Ranch’s transaction history makes the current asking price particularly interesting.
Public records show the property sold for $3 million in May 2015. It changed hands again in July 2019 for $6.25 million, followed by another sale in November 2020 for $6.7445 million. In April 2023, Ko and Kreppel purchased the estate for $7.7 million.

The current $7.499 million price therefore sits about $201,000 below the couple’s 2023 purchase price and approximately $1.776 million below the property’s original 2026 asking price.
That adjustment gives the listing a different proposition from many celebrity properties, where provenance can be used to support a substantial premium. Here, the current pricing appears to place greater emphasis on the estate’s land, amenities and flexibility than on its celebrity ownership history.

Life Around Zuma Beach
The property’s location also puts the next owner within easy reach of one of Malibu’s defining recreational landscapes.
Zuma Beach stretches for 1.8 miles and offers roughly 105 acres, with parking, restaurants, restrooms, showers, volleyball facilities, surfing and swimming. Los Angeles County also notes that the beach is accessible from Pacific Coast Highway and via the Metro bus network.
For shopping and everyday conveniences, Malibu Country Mart remains one of the area’s signature destinations. Located in the Malibu Civic Center, the six-acre center combines upscale boutiques, restaurants, wellness providers and services in a pedestrian-friendly setting.

Its directory includes restaurants such as Lucky’s Steakhouse, Taverna Tony and Tra di Noi, alongside fashion, wellness and specialty retailers.
The wider Malibu lifestyle also includes Malibu Pier, Surfrider Beach, Point Dume and the Getty Villa. Visit California describes the city as stretching for more than 30 miles along the Pacific and Highway 1, with a reputation for privacy and celebrity residents.
For a property like Cranberry Ranch, that combination is significant. The estate provides a private, land-oriented retreat while remaining connected to the beaches, restaurants and cultural attractions that make Malibu one of Southern California’s most recognizable luxury markets.

Why Is Cody Ko Selling?
Ko and Kreppel’s decision to sell comes during a significant change in their family life.
The couple recently welcomed their second child, while Ko has also stepped back from some of his previous public-facing activities and day-to-day involvement with TMG Studios, the podcast network he co-founded. The shift has prompted speculation that the family’s priorities may now favor a different type of home or location.

There is no public indication that the sellers are leaving Malibu altogether, however, so the exact motivation behind the move remains private.
What is clear is that the next owner will be acquiring something unusual for the current Malibu market: a 1950 ranch house surrounded by nearly two acres, with a working recording studio, entertainment barn, wellness building, equestrian facilities and extensive outdoor spaces.

And at $7.499 million, Cranberry Ranch is now asking less than Cody Ko and Kelsey Kreppel paid for it in 2023.
That combination of celebrity provenance, acreage and an unusually broad collection of lifestyle amenities could make 6332 Busch Drive one of Malibu’s more intriguing luxury listings as the property searches for its next chapter.
