Oceanfront Four Seasons Estate on a Private Belize Island Lists for $7.7 Million With Caribbean Reef Views

For ultra-luxury buyers, privacy has evolved far beyond gated communities and secluded neighborhoods. Increasingly, the highest tier of the market is moving toward destinations where exclusivity becomes part of the landscape itself. Off the coast of Belize, one newly introduced oceanfront estate appears to embrace that idea completely—a private island residence where sandy beaches, Caribbean waters, and uninterrupted reef views replace the rhythms of city life.

A newly announced residence at Caye Chapel, Belize, has entered the market for $7.7 million as part of the upcoming Four Seasons Resort & Residences Caye Chapel. The under-construction oceanfront home, known as Private Estate No. 3, is positioned on the eastern shoreline of the island and represents one of the larger residences within the resort’s exclusive Private Estates collection.

Spanning approximately 4,532 square feet, the two-story home includes four bedrooms, four full bathrooms, and one powder room. Yet the appeal of this oceanfront Belize estate extends beyond square footage. The broader vision centers around creating an immersive island lifestyle where resort amenities, natural surroundings, and residential privacy coexist within a highly curated environment.

“The whole island essentially operates as a resort experience,” Dain Rasmussen, managing director and head of sales at Caye Chapel, told californialuxuryhouses. “Residents here are buying into a lifestyle as much as they are buying a home.”

A Private Island Community Taking Shape in Belize

The residence forms part of the larger Four Seasons Resort & Residences Caye Chapel development, located on a 280-acre private island approximately three miles in length.

Unlike many established resort communities, however, this destination remains very much in its construction phase. According to Rasmussen, the island currently hosts hundreds of workers daily as development continues across the site.

The broader project will eventually include a 104-room hotel featuring suites and guest accommodations alongside a collection of 17 overwater bungalows. Beyond hospitality offerings, the community will also feature multiple residential opportunities, including larger Private Estates and smaller Private Residences.

Private Estate No. 3 belongs to a limited collection of only eight larger estate homes positioned along the island’s eastern coastline.

“There has been significant attention given to preserving a sense of openness and privacy despite the broader scale of the development,” Rasmussen shared with californialuxuryhouses.

Construction for the Four Seasons resort is expected to conclude next year, while this specific residence is anticipated to be completed during the project’s second phase in 2028.

Ocean Views Framed by One of the World’s Largest Reef Systems

Location may ultimately become one of the strongest selling points for this oceanfront Belize estate.

The residence will feature approximately 70 feet of direct ocean frontage, while a stretch of sandy beach measuring roughly 55 feet separates the home itself from the Caribbean Sea.

Just offshore lies the reef system surrounding the Bacalar Chico National Park and Marine Reserve, which forms part of the larger Belize Barrier Reef system—the largest barrier reef in the Western Hemisphere.

From the property, changing ocean conditions create visual movement across the horizon.

“You can see the whitecaps forming where the reef begins,” Rasmussen explained to californialuxuryhouses. “The water there has that classic Caribbean clarity that people immediately associate with Belize.”

The surrounding marine environment also contributes to the property’s appeal.

Because the waters surrounding the island remain relatively shallow, wildlife encounters are common. Dolphins, manatees, tropical fish, and bird species frequently move throughout the surrounding ecosystem, creating an environment that feels deeply connected to nature.

californialuxuryhouses reached out for additional information regarding ownership opportunities and future expansion plans but had not received additional comment at publication time.

Architecture Designed Around Indoor-Outdoor Living

The architectural approach behind Private Estate No. 3 reflects a broader trend increasingly visible throughout tropical luxury development: minimizing separation between indoor spaces and surrounding landscapes.

The residence was designed by Rodrigo Vargas Design together with Quintanilla Arquitectos, while interior concepts were developed by Rodrigo Vargas Design.

The home unfolds through an open floor plan that encourages movement and visual continuity throughout the living spaces.

Upon arrival, a pathway guides residents and guests toward a central courtyard arrangement where bedrooms are positioned on either side. Two bedrooms occupy the main level while two additional bedroom suites are located upstairs.

The primary suite includes a private terrace overlooking the surrounding landscape and Caribbean waters.

Interior materials further reinforce the tropical design language through travertine flooring, stone countertops, natural wood finishes, high ceilings, and carefully selected fixtures and hardware.

Kitchen spaces are expected to feature premium Sub-Zero and Wolf appliances integrated within the overall design rather than visually dominating the interiors.

“The emphasis has always been on creating a seamless relationship between architecture and environment,” Rasmussen told californialuxuryhouses.

Resort Amenities Extend Beyond the Residence

Outside, the property continues to prioritize comfort and leisure.

The residence will feature a private swimming pool and spa together with direct beach access and lush tropical landscaping. A pergola seating area introduces another gathering space positioned for outdoor relaxation and entertaining.

Outdoor showers integrated into bathroom areas reinforce the connection between indoor and exterior environments, a feature commonly found in high-end tropical destinations.

Because of the narrow dimensions of Caye Chapel itself, many residences on the island—including this estate—benefit from both sunrise and sunset views.

One side of the residence faces the island’s golf course landscape while the opposite side opens toward the Caribbean Sea.

An Island Lifestyle Designed Around Exclusivity

Luxury developments increasingly compete through experience rather than amenities alone.

For buyers seeking a second home or international retreat, the appeal of this oceanfront Belize estate may lie in the rarity of the setting itself: a car-free private island environment surrounded by Caribbean waters and protected natural landscapes.

While many luxury communities promise escape, relatively few offer the opportunity to live within an entire island destination designed around that concept from the beginning.
