North Palm Beach Home for Sale at $18.95 Million Belongs to Tiger Woods’s PopStroke Partner

Greg Bartoli’s two-parcel Seminole Landing compound pairs a custom waterfront residence with a private sports field and rare expansion potential in one of South Florida’s most exclusive communities.

A North Palm Beach home for sale connected to one of the golf world’s more prominent entrepreneurs has arrived on the market for $18.95 million, offering an unusually private compound inside the tightly held Seminole Landing community.

The seller is Greg Bartoli, founder and CEO of PopStroke, the golf-entertainment company backed by Tiger Woods and known for its upscale take on mini-golf, food and hospitality. Bartoli’s estate encompasses more than two acres across two adjoining parcels and combines a 2017 custom-built residence with waterfront access, a heated pool, private docks, a putting green and a large sports field.

The property is being offered through Serhant, with Gary Pohrer representing the listing. Current MLS information identifies the residence at approximately 6,313 square feet, with six bedrooms, six full bathrooms and two half bathrooms.

For buyers searching for a North Palm Beach home for sale, however, the most compelling part of the offering may not be the house itself. It is the unusual amount of land and flexibility that comes with it.

A Golf Entrepreneur’s South Florida Compound

Bartoli’s career began well beyond the fairways. Before becoming associated with PopStroke, he worked on Wall Street, including a tenure as a managing director at JPMorgan. In 2013, he founded JEM Capital, an investment firm focused on areas including hospitality and leisure.

That business eventually helped lead to PopStroke, which launched its first location in Port St. Lucie in 2019. The concept combined technologically sophisticated putting courses with restaurants, bars and a social atmosphere, while Woods’s TGR Design became involved in designing the courses.

PopStroke has since expanded well beyond its original Florida footprint, helping turn Bartoli into a recognizable figure in the rapidly evolving golf-entertainment sector. The company describes Bartoli as the founder behind the brand and highlights its combination of golf, dining and family entertainment.

That background gives the North Palm Beach home for sale an interesting layer of context. This is not simply a waterfront mansion owned by a wealthy entrepreneur; the property’s recreational character also reflects an owner whose professional life has been built around golf and leisure.

Bartoli was not available for comment for the original Mansion Global report, and additional personal commentary from the owner was not available for this article.

A 2017 Residence With a Coastal Modern Farmhouse Feel

Bartoli acquired the original parcel at 12317 Banyan Road in 2016 for $1.6 million, according to property records cited by Mansion Global. Rather than simply renovating an existing residence, he developed a new custom home on the site, completed in 2017.

The current listing identifies MHK Architecture as the architect and Edgewater Custom Homes as the builder. The residence combines wide-plank wood floors, custom millwork, detailed ceilings and expansive impact glass with a relaxed coastal sensibility.

The interiors are deliberately less formal than those found in some of Palm Beach County’s older grand estates. Coastal influences mix with modern farmhouse elements, creating rooms that feel suited to both everyday family life and large-scale entertaining.

The kitchen is equipped with Wolf and Sub-Zero appliances and opens toward the central living and dining areas. A wet bar and glass-enclosed wine room add to the entertaining spaces, while the upper level includes a primary suite with a private balcony and additional en-suite bedrooms.

The residence also includes an expansive bonus room that can function as a media room, playroom, office or additional bedroom, giving the six-bedroom configuration some flexibility depending on the needs of the next owner.

The Second Parcel May Be the Biggest Draw

The history of the adjoining property is where this North Palm Beach home for sale becomes considerably more unusual.

Bartoli purchased 12331 Banyan Road in 2024 for $5 million, according to records cited in the Mansion Global report. The neighboring parcel previously contained a house dating to the 1990s. Bartoli subsequently removed the structure and transformed the land into a private recreational area with a sports field and putting green.

The two properties now function as one private compound, although the second parcel retains its own address.

Current property marketing describes the sports field as approximately 130 feet by 100 feet, an extraordinary amenity in a gated coastal community where large undeveloped parcels are rarely available.

Listing agent Gary Pohrer highlighted precisely that scarcity when discussing the property with Mansion Global.

“Seminole Landing is already one of the most tightly held communities in South Florida, with only 65 residences across 77 acres, so you simply don’t see buildable land become available very often,” Pohrer said.

For a prospective buyer, the second parcel could remain a private sports field, putting area and recreational extension of the main residence. Depending on applicable approvals and regulations, it could also provide an opportunity for additional construction.

That flexibility may be particularly valuable in North Palm Beach, where waterfront land inside established luxury communities is increasingly difficult to replicate.

Waterfront Living With a Private Beach Nearby

The main house sits along a canal, giving the property a different waterfront character from a direct Atlantic-facing estate while still providing immediate access to the water.

Two private docks allow for paddleboarding and kayaking, while landscaping and mature vegetation create a more secluded environment around the house.

The outdoor area centers on a heated saltwater pool and spa, with a summer kitchen positioned for outdoor entertaining. A private putting green reinforces the golf-oriented character of the compound.

A particularly appealing feature is the relationship between the estate and Seminole Landing’s private beach. Community marketing describes the beach as accessible to residents, while the enclave also offers tennis facilities and 24-hour security.

In other words, the buyer is not simply acquiring a North Palm Beach home for sale with a backyard pool. The property offers several distinct recreational environments: canal-front water access, a private pool and spa, a putting green, a full sports field and access to the Atlantic beach through the community.

Life Inside Seminole Landing

Seminole Landing is one of the defining reasons this property commands attention.

The gated community encompasses approximately 77 acres and 65 residences, according to current local real-estate sources. It sits between the Atlantic Ocean, Lost Tree Village and the prestigious Seminole Golf Club, creating an unusually concentrated environment of private estates, golf and waterfront recreation.

The community’s scarcity is fundamental to its appeal. With only a limited number of homes and no conventional mass-market development environment, opportunities to acquire a property with multiple adjoining parcels are particularly unusual.

Seminole Landing also offers proximity to one of South Florida’s most respected golf institutions. Seminole Golf Club was designed by Donald Ross and remains one of the country’s most private golf clubs. The community’s location alongside the club gives the neighborhood a strong connection to the world of elite golf, even for residents who are not club members.

That setting makes Bartoli’s ownership particularly fitting. A PopStroke founder living inside an enclave defined in part by golf culture is a natural connection between the property and the wider South Florida lifestyle.

Shopping, Dining and Palm Beach Convenience

Despite its secluded atmosphere, Seminole Landing is close to the commercial and cultural amenities of Palm Beach Gardens, Jupiter and Palm Beach.

The Gardens Mall provides one of the area’s principal luxury-shopping destinations, with high-end retailers and restaurants, while Downtown at the Gardens offers additional dining and open-air entertainment. The PGA Boulevard corridor adds a broad range of restaurants, from casual establishments to more upscale dining.

Jupiter provides another layer of lifestyle appeal, including waterfront dining and entertainment at Harbourside Place, while the Jupiter Inlet and historic Jupiter Lighthouse add opportunities for boating, sightseeing and outdoor recreation.

The area is also convenient to cultural institutions such as Maltz Jupiter Theatre and to private schools including The Benjamin School. Palm Beach and West Palm Beach provide further access to luxury shopping, dining and cultural destinations, including Worth Avenue and the Kravis Center.

For an international or out-of-state buyer, that combination is significant. Seminole Landing can feel removed from the busier parts of Palm Beach County without being genuinely isolated from them.

A Rare Two-Parcel Offering in North Palm Beach

The $18.95 million asking price places Bartoli’s compound firmly within the upper tier of the North Palm Beach luxury market. Yet the value proposition is less about square footage alone than about the combination of land, privacy and optionality.

The main residence was completed only in 2017, while the adjoining parcel gives the buyer control of additional private land that would be extraordinarily difficult to reproduce inside Seminole Landing.

The property also benefits from a rare convergence of lifestyle features: waterfront access, private docks, a heated pool, a putting green, a sports field and community beach access.

For californialuxuryhouses, that is ultimately what makes this North Palm Beach home for sale more than another multimillion-dollar Florida listing. It is a snapshot of how the highest end of the South Florida market is increasingly defined by scarcity and flexibility, rather than by bedroom counts or square footage alone.

californialuxuryhouses also sought additional insight into the seller and the history of the compound, but no further owner comment was available at publication time. What can be established from public records and current listing information is that Bartoli spent years assembling the property, first acquiring the original parcel in 2016 and later adding the neighboring lot in 2024.

The result is a private compound that would be difficult to recreate today: a custom 2017 home on the water, another parcel devoted to recreation, and a place inside one of North Palm Beach’s most tightly held communities.

At $18.95 million, the estate is being offered not simply as a North Palm Beach home for sale, but as a highly private South Florida compound with the kind of land and lifestyle flexibility that has become increasingly scarce.
