Nearly three months after Jim Demetriades put his extravagant Los Angeles estate, Villa Theos, on the market for an impressive $85 million, the seasoned tech entrepreneur has now listed another, smaller house next door for just under $12.5 million.

Jim Demetriades, the founder and CEO of Kairos Ventures, has owned his larger property in the Beverly Hills Post Office area since 2000. He and his then-new wife Nancy paid $8.4 million for a single house and gradually developed it into a gated compound with red brick and stucco structures. This estate, which cost tens of millions to assemble, now features 13 bedrooms and 16 bathrooms across 28,000 square feet, spread over two parcels of land totaling more than 2 acres.

In 2005, the Greek native purchased the neighboring house for about $6.5 million. Originally built in 1956, this contemporary home was previously owned by Kareem Abdul-Jabbar. Records indicate that the legendary Lakers basketball center bought the house in the early 1990s for approximately $2.2 million and added an indoor sports court, gym, spa, and steam room. Abdul-Jabbar lived there until the summer of 2001, when he sold it for $500,000 more than his purchase price.

Situated atop a promontory in the desirable Beverly Crest neighborhood, the four-bedroom, five-bathroom home spans nearly an acre of land with sweeping city and ocean views.
