Last year, Drew Brees teamed up with Animal Planet’s Treehouse Masters to design an upscale mountain retreat in northwest Montana, about 13 miles north of Whitefish. Initially planning to build a primary residence on the site, the former NFL quarterback decided to list a completed guesthouse for nearly $8 million at the start of the year.

The price has since dropped to $7.5 million, and with the property still unsold, listing agent Sean Averill of PureWest Christie’s International Real Estate is now auctioning the entire 20-acre estate in the exclusive Homestead community through Concierge Auctions. Bidding is expected to start between $2 million and $4 million. The listing notes that the property includes multiple building sites, allowing the new owner to create their own dream estate.

The double A-frame, wood-sided structure, known as the On the Rocks Ranch Treehouse, was originally intended as a guesthouse to complement a main residence that was never built. Elevated 15 feet above the ground, the 1,700-square-foot home features four bedrooms and two bathrooms, with interiors showcasing Douglas fir and whitewashed oak floors, natural hemlock paneling, high wood-beam ceilings, and walls of glass.

Notable features of the fully furnished home include an entry door made from salvaged redwood, a double-height living room with a cable-supported ceiling, French doors leading to a deck with a large propane fire pit, and views of the Whitefish Mountains and Glacier National Park. The dining area includes a live-edge wood table, and the eat-in kitchen is equipped with concrete countertops, a decorative tile backsplash, a farmhouse sink, stainless appliances, and a wine fridge.

The home also offers a trio of windowed sleeping lofts, one of which is set up as a yoga space, a primary main-floor bedroom with a Juliet balcony and a custom closet, and a bathroom with dual vanities, a freestanding soaking tub, and a glass-enclosed shower. Community amenities include hiking and biking trails, equestrian facilities, a shooting and archery range, and access to two lakes for fishing, kayaking, and paddleboarding. In winter, residents can ski at Whitefish Mountain Resort, located about 20 miles away.

Brees described the treehouse as a personal sanctuary where his family could connect with nature while enjoying the amenities of the Homestead community. He worked closely with Pete Nelson and Treehouse Masters to create a unique treehouse experience, fulfilling a childhood dream. Although Brees retired from the NFL in 2021 after a distinguished 20-year career, primarily with the New Orleans Saints, he reportedly still owns a ranch in Montana.

Private property previews are available upon request. The no-reserve auction will be held online from September 12-26, with the live auction concluding on September 27 in Hong Kong as part of Concierge Auctions’ global sales series. A $100,000 bidder deposit is required.
